The area of Newport Beach, California called Eastbluff is tucked between the west side of Jamboree Boulevard and Newport’s beautiful Back Bay and Wildlife preserve. Upper Newport Bay, colliquially known as the Back Bay, is an estuary - a place where fresh and salt water meet and mix. It is one of only a few remaining estuaries in Southern California and is the home of nearly 200 species of birds, including several endangered species, as well as numerous species of mammals, fish, other critters and native plants. Many people come here to hike, cycle, canoe, kayak, fish or simply enjoy nature.

The area surrounding Eastbluff is well-known by many residents of Orange County, CA and includes the University of California at Irvine and the well-known upscale mall of Fashion Island, but Eastbluff itself has been for a long time the hidden jewel of Newport Beach. As a quiet, hidden neighborhood filled with lush, beautiful landscaping as well as small neighborhood pre-schools and public schools covering all grades right-on through High School all within walking distance of any home without ever having to cross a major thoroughfair, Eastbluff is an oasis of unique character. The central park is located within easy walking distance for all residents and with mild weather all-year round is perfect for daily family outings.

Anyone who discovers the neighorhood known as Eastbluff does not soon forget it. Besides having a full compliment of the very best of public and private schools and some of the most beautiful landscaping for any neighborhood, Eastbluff includes its very own full-size grocery store, Ralphs, pharmacy, CVS, and a collection of professional offices. Residents can do their banking, grocery shopping, pick up their prescriptions, visit the dentist, and run a small business all without leaving this private oasis.

Additionally, Eastbluff neighborhood includes the world-famous Newport Beach Tennis Club, the premiere family tennis & swim club in Southern California. Since its beginning in 1966, the Club has met the social and recreational needs of its membership by providing world-class service, programming, and amenities in an environment where strong relationships are forged. The Club features 19 lighted tennis courts, a salt-water junior Olympic pool, fitness center, and clubhouse with dining rooms and lounge areas.

There are approximately 1,780 properties in Eastbluff. There are 450 single-family homes nestled between Eastbluff Drive and Jamboree Blvd along an elevation with large lots and views of Catalina. Below, to the west of Eastbluff Drive extending all the way to the East Bluff of Upper Newpport Bay are connected townhomes featuring two to four bedroom floor plans with many located on the bluffs with breathtaking views of the Back Bay. Construction began in 1964 on the single-family homes and was followed in the late sixties and on into the early seventies by the town home phase. Almost all of the properties have been upgraded and modernized.

This unique area has evolved into a family friendly community centered around a small business area called Eastbluff Village. The schools are all within walking distance with students attending Eastbluff Elementary from Kindergarten thru 6th grade. Grades 7-12 are based on separate campuses at Corona Del Mar High School. Located close to Orange County Airport and Fashion Island this hidden jewel of Newport Beach is slowly losing its anonymity as more and more locals have begun to notice its beautiful green belts, parks and recreational facilities. The values of real estate in this area are not only secure but have been appreciating since I arrived here twenty-five years ago.
